What to check before you sign

The same questions decide most warehouse leases in Dubai. Ask them before you visit.

  1. 1

    Licence first

A mainland company needs a warehouse on the mainland, with the lease registered with Ejari. A free zone company needs one in its own free zone. Check the area against your licence before you visit.

  2. 2

    Power

Ask for the power load in kW or kVA, and whether it is enough for your machines, cold storage or charging. Upgrading the supply is slow and paid by the tenant.

  3. 3

    Height and loading

Check the clear height under the roof, the number of loading doors and whether a 40 ft truck can turn in the yard.

  4. 4

    Civil Defence and licence activity

Your trade licence activity has to match the use of the unit, and some goods need Civil Defence approval. Check both before you sign.

  5. 5

    Payment terms

Most warehouse landlords in Dubai ask for 4 cheques a year. Agree it early: it changes how much cash you need up front.
